Chandigarh: The Local Bodies Department today approved the building plans for G + 2, G + 3 and S + 4 for different floors and related amendments under Punjab Municipal Building Bylaws 2018, which provides approval for separate floors.
Athis, Local Bodies Minister Brahm Mahindra said that instructions have been issued to all ULBs regarding this order and they have been asked to implement it immediately. This decision would be a great relief to the small builders of the state and through the payment made by these builders the department would get more than Rs.600 crore through various fees. This will definitely boost the state’s economy as well as the small builders who are facing a major financial crisis due to Kovid 19.
Mahindra said the matter was considered at the government level and it was found that some ULBs were not approving G + 3 and S + 4 building plans due to the letter dated 02.07.19. It has now been clarified that there is no restriction on G + 3 and S + 4 building plans and they will be approved on 31.12.2019 as per the revised Punjab Municipal Building Bylaws 2018 under the notified amendments from time to time.
He further clarified that no restrictions were ever imposed on G + 2. As far as G + 3 and S + 4 are concerned, the building bylaws are very clear.
Mahindra also said that there would be no violation of building bylaws in all these approvals and the scheme must be registered with the Punjab Real Estate Regulatory Authority (RERA). The builder will have to obtain a change of land use and license for the plan and the layout plan will have to be approved by the competent authority before constructing a separate floor. External development fees, CLU fees and processing fees will be applied equally and there will be no financial loss to the ULB / Government.
